The Reserva Especial de la Biosfera Bacalar protects over 81,000 hectares of mangrove, wetland, and coastal zone. Federal environmental regulations limit construction density within the protection buffer and along the lagoon shoreline.

The math can work exceptionally well — but the management requirement is real. You need reliable on-site staff, strong OTA presence, and quality photography.

What to Verify Before Buying

Title clarity: This is critical in Bacalar. The area has complex land tenure history:

  • Some parcels have ejido (communal land) title issues
  • The ZOFEMAT (federal maritime zone) applies to the lagoon shoreline and can conflict with property boundaries
  • Some parcels sit partially in the biosfera protection zone

Always hire a Chetumal-based attorney (not a Cancún or Mexico City firm) who specializes in Bacalar land.

Environmental impact: Construction requires an MIA (environmental impact assessment) for projects over a certain size. Verify this status before committing.

  • Nearest airport: Chetumal (CUX), 50 minutes, with direct flights from Mexico City (1hr 20min)
  • From Cancún airport: 3.5 hours by car
  • From Tulum: 2.5 hours by car

The distance from Cancún is both a feature (limits mass tourism) and a consideration (harder to access for last-minute weekend renters)
